Clint Callan advises clients about a broad range of real estate transactions and land use matters for commercial, residential and industrial projects. Mr. Callan concentrates in land acquisition, disposition and development; the purchase, sale, finance, and exchange of investment properties; commercial, office and retail leasing; loan workouts involving distressed real estate assets; San Francisco land use matters; and easement, boundary and encroachment disputes.

Recent Work / Representative Matters

Commercial Office/Retail: Represented buyers of historic Folger Building in downtown San Francisco.

Land Use: Negotiated and procured entitlements for transferable development rights for prominent San Francisco landmark, including zoning and legislative amendments to allow for sale and transfer of TDRs.

Designated as expert witness in U.S. District Court (N.D. California) for sale – leaseback transaction involving Bay Area commercial property.

Represented developer in acquisition of $55 million industrial project in Stockton and subsequent entitlement issues, disposition, infrastructure, and financing agreements.

Negotiated the sale of apartment complexes in San Bernardino ($34 million) and Moreno Valley ($41 million) and the acquisition of multifamily developments in Los Angeles ($21 million), San Diego, Folsom, and Tracy.

Represented numerous landowners with respect to boundary and easement disputes, water rights and use, Subdivision Map Act compliance and tenancy in common issues.

Negotiation of settlement agreements arising out of excavation, lateral and subjacent support, and tie back issues.
