Clint Callan’s practice includes a broad range of real estate transactions for commercial, residential and industrial projects. Mr. Callan concentrates in land acquisition, disposition and development; the purchase, sale, finance, and exchange of investment properties; commercial, office and retail leasing; loan workouts involving distressed real estate assets; Bay Area-specific land use matters; and easement, boundary and encroachment disputes.
Recent Work / Representative Matters
Represented nonprofit entities with respect to compliance with UMB ordinances and the entitlement and sale of over $30 million in transferable development rights.
Negotiated the sale of apartment complexes in San Bernardino ($34 million) and Moreno Valley ($41 million) and the acquisition of multifamily developments in Los Angeles ($21 million), San Diego, Folsom, and Tracy.
Represented developer in acquisition of $55 million industrial project in Stockton and subsequent entitlement issues, disposition, infrastructure, and financing agreements.
Represented numerous landowners with respect to boundary and easement disputes, water rights and use, Subdivision Map Act compliance and tenancy in common issues.
Negotiation of settlement agreements arising out of excavation, lateral and subjacent support, and tie back issues.
Ongoing negotiation and documentation of San Francisco office building leases for both landlords and tenants.
Represented Wharf J-10 tenants concerning CEQA, scope of environmental review, analysis of historic resources, and lease issues.
Represented South Bay land owner in sale of over 200 acres including negotiation of reciprocal use and easement agreements and restrictive covenants concerning development and timber harvesting; and conservation easements.
