Cathy Croshaw represents residential, commercial and mixed use developers in all aspects of development, project structuring and governance and preparation for sales, once the entitlements have been obtained. Ms. Croshaw has taken many single family, master planned condominium and mixed use projects through the Department of Real Estate approval process to marketing and project sellout. She also does commercial and retail (including restaurants) leasing, particularly in mixed use projects as well as purchase and sales of commercial and retail condominiums in mixed use projects.

Ms. Croshaw has developed special expertise in risk management, insurance, warranty programs and SB800 issues for condominium projects. In a down market, she has worked with several developers on buyer defaults, liquidated damages and related issues. She has assisted foreclosing lenders in analyzing construction defect liability in a condominium project and advised on bulk sale transactions. She has worked on projects throughout the state, reviewing advertising materials for regulatory compliance, drafting and updating subcontract forms, evaluating insurance programs, drafting the governing documents, advising on different approaches for structuring complex projects, and creating consistent and comprehensive sales packages using a "plain English" approach. She also reviews and advises clients on legal issues which arise in maintenance materials and provides in-house training programs on a variety of topics.

Prepared governing documents for multiple projects for foreclosing lender.

Advised lender in foreclosure of broken condo project and bulk sale.

Analysis of mixed use "broken condo" projects for a foreclosing lender.

Purchase and sale of high end restaurant in mixed use condominium project.

Created all disclosure and other sales documents for a major mixed-use high-rise condominium project in San Francisco. Managed buyer default issues.

Developed efficient program for handling cancellations and other defaults.

Advised owner of another high-rise mixed-use condominium project in San Francisco on methods of balancing residential and commercial interests. Created commercial and residential rules, architectural guidelines, and contractor rules. Assisted with association startup and management issues.

Leasing of all commercial units in a mixed use town center.

Drafting all governing documents, disclosures, rules and regulations, and other documents for several Mission Bay projects, for a San Francisco Civic Center high-rise project, and a high-rise mixed use condominium project in Irvine.

Tailoring insurance requirements of governing documents to national program of hotel owner in mixed use project including a hotel component.

Represented several publicly held residential developers in all of their Northern California residential projects for preparation of governing documents and other documents used on a statewide basis.

Represented a number of smaller developers in governing and sales documents for condominium and other planned developments.
