Andrew Azarmi’s practice spans broad areas of litigation, including real estate litigation, commercial litigation, banking litigation, title insurance litigation, outdoor advertising litigation, commercial landlord-tenant disputes, and bankruptcy litigation. Mr. Azarmi has experience at all stages of pretrial and trial, including fact investigation, settlement negotiations, drafting and responding to written discovery, taking and defending depositions, drafting and arguing motions, expert discovery, jury and bench trials, and appeals, in both State and Federal courts. He also has extensive experience advocating on behalf of the firm’s clients in Alternative Dispute Resolution forums, including mediation and arbitration. Mr. Azarmi represents clients ranging from Fortune 500 companies to individual property owners and real estate professionals.

Recent Work / Representative Matters

Obtained summary judgment on behalf of large California bank client against third party defendant, resulting in order obligating third party defendant to indemnify our client for claims brought against it by the plaintiff, and ordering third party defendant to pay all of our client's attorney fees.

Represented closely held corporation in hard fought dispute with former officer and director who claimed ownership rights in, and sought involuntary dissolution of, the corporation. Former officer claimed damages in excess of $1.5 million. After effective advocacy at mediation, including use of favorable evidence and specially prepared expert report, former officer surrendered all claims of corporate ownership in exchange for nominal fee.

Represented group of property owners in dispute with national outdoor advertising company regarding ownership of a high-value billboard located in Los Angeles. Negotiated settlement on terms favorable to client on eve of trial.

Represented Bankruptcy Trustee in adversary proceeding before federal bankruptcy court. Drafted motion resulting in judgment in favor of client on first day of trial.

Represented large regional bank in dispute with several financial institutions and individual plaintiffs relating to UCC claims.

Represented large commercial landlord owning skyscraper building located in San Francisco’s Financial District, in disputes with commercial tenants.

Represented outdoor advertising company in disputes with competitors.

Represented real estate brokers and property owners in disputes arising from alleged misrepresentations and failures to disclose.

Represented current property owner in dispute with former property owner arising from governmental agency’s complaint of alleged soil contamination.

Hobbies & Interests.

In his free time, Mr. Azarmi enjoys just about anything outside, including snowboarding, mountain biking, hiking, and watching live music.
